Get That Marketing Machine Fired Up…

When you are ready to start doing deals, then it’s time to get your marking machine going. You need to have a consistent flow of leads coming into your business on a daily basis. These leads can be coming from all different directions, but now we are going to discuss the basics of using direct mail.

Once you have determined where you are going to be looking for deals you will be able to zero in more on that targeted area. This is going to make it easier for you to get some leads vs. being spread all over the place at first. What I usually suggest is using to build a list of absentee owners for a certain area. This is a free site where you can build address lists as needed, once you add all the filters and search criteria that you want you can set up to order. Basically you are creating a list of addresses in the area of choice, which show a different billing address on file for public records (just remember many only show property address), so that’s why its good sometimes to mail both, the address of the vacant looking house, and the absentee address on file.

So, you build this nice list on listsource, and you filter it down to a size that is affordable to get started (don’t worry, you will understand exactly what I am talking about as you play with the site for free). After you buy your list, you will get a Excel file to download. Save it with a name under marketing folder so you know what it is.
Then you can open that file to view a list of mailing addresses and property addresses.
You then need to clean it up some, so you can send it over to your letter or postcard company (this will be covered in future videos).

I usually use a couple different companies from for postcards or for yellow letters and zip letters. We will go into more details on this later. For now, you are buying a list of absentee owners, and sending it over to the company of choice. Of course this is all going to depend on your budget because postage is different for each type of mailer. Once you send the company a list, they are going to get started on creating a proof. This is usually a couple days at most of a waiting period before you get a proof. If it takes any longer just let them know, they are all pretty good at responding. You might go back and forth with your proof ideas a couple times or it might be perfect on the first try. It really depends on the person and how they want it to look. Once you get that final proof you will be ready to get them printed. This will usually take a couple more days; again this is pending the company you choose because they are all a little different. Overall this process should take be within 2-7 days to complete from the day of purchasing your list.

Now, you make sure and have all your contact channels working properly before leads start coming in. You need to verify your phone number is working, verify your website is working, verify your call center is working. Whatever you have in place for your business at this time, you want to make sure that you don’t miss out on any motivated sellers.
